DALLAS — Simon Property Group Inc. is expanding two of its retail centers in Texas: The Domain, an upscale, mixed-use development in Austin, and the Grapevine Mills outlet mall next to Dallas-Fort Worth International Airport.

Texas’ economy, including Dallas and Houston, has been strong relative to the nationwide economic downtown.

Construction is to start next month to almost double the size of The Domain, an open-air center that opened in spring 2007 with 631,000 square feet of stores anchored by Neiman Marcus’ first full-line unit in Austin, as well as Macy’s, and apartments and offices, the company said. Other tenants along the winding retail promenade include Barneys Co-op, Louis Vuitton, Calypso Christiane Celle and Apple.

The Domain will add 600,000 square feet of shops and restaurants, opening onto a “parklike setting” anchored by Dillard’s, Dick’s Sporting Goods and a movie theater. The expansion, scheduled to open in November 2009, will include 411 rental apartments and 75,000 square feet of offices.

In addition, a Westin Hotel is planned to open at The Domain in September 2010.

The Domain is on 57 acres in an industrial and commercial area near Round Rock and other upscale neighborhoods.

Simon also plans to add luxury-brand outlets to the more than 1.6-million-square-foot Grapevine Mills with a 35,000-square-foot street of shops called The Colonnade Outlets. Set to open in fall 2010, the development will be similar to the first Colonnade that launched in 2004 at Sawgrass Mills in South Florida with tenants such as David Yurman, Valentino and Burberry.

In Grapevine, the Colonnade Outlets will house 12 to 15 stores situated next to Neiman Marcus Last Call Clearance Center, Simon Property said.

“The Grapevine store is one of our top-volume Last Call stores in the country,” said Wayne Hussey, senior vice president of properties for Neiman Marcus. “The Colonnade Outlets will add synergy and draw even more customers to this tremendous retail site.”

Grapevine Mills is in a prosperous city of about 47,000, next to Dallas-Fort Worth International Airport and Lake Grapevine recreational area, as well as the Gaylord Texan Hotel and Convention Center, which is adding 524 rooms and other facilities. The enclosed shopping center mixes entertainment with full- and off-price retail. Anchors include Saks Fifth Avenue Off 5th and a J.C. Penney outlet.
