NEW YORK — Rampage Clothing Co., the fast-growing junior and contemporary manufacturer, is planning to relocate its showroom and sales office here to 530 Seventh Avenue next spring.Larry Hansel, founder, chief executive and chief merchandiser of the Los Angeles-based Rampage, said the company has outgrown its current showroom at 1407 Broadway, and that the move will enhance the firm’s image to be more in sync with the character of the merchandise.The company is expected to take possession of the space in early September and have it renovated and ready for business around March. "We’re upgrading," Hansel said. "It won’t be extravagant. It will be low-key, simple, clean and very elegant." Rampage’s design, manufacturing, marketing and corporate headquarters are in Los Angeles, while sales, licensing and public relations are here.PBS Realty Advisors LLC brokered the deal. Laura Pomerantz, principal of PBS, said the two-level, 14,000-square-foot space has a terrace and lets in plenty of light. "It feels contemporary, like the merchandise," she said. Rampage will have a 10-year lease, she added. Other tenants in the building include Michael Kors, Phat Farm, Chaus, Eileen Fisher and Maggie London.With the decline of the dot-coms, prices on commercial space in the garment district have dropped, particularly on the side streets, where rents are in the $20-per-square-foot range. A year ago, prices were double that. Space on the avenues didn’t drop as much, and are in the low- to mid-$30 range, from $40, Pomerantz noted.
