The 2.7 million-square-foot Aventura Mall in Miami is embarking on another round of expansion with construction on a three-level, 241,000-square-foot retail wing and parking garage expected to begin this year.

Located between Miami and Fort Lauderdale, Aventura Mall is anchored by Nordstrom, Bloomingdale’s and Macy’s, and has several luxury shops including Louis Vuitton, Cartier, Burberry, Red Valentino, Emilio Pucci, Philipp Plein, Sandro and Breitling.

Fashion will be the focus for the expansion, said Jackie Soffer, principal of Turnberry Associates, owner and manager of Aventura Mall. “Continued resurgence in the real estate market and tourism growth have led to significant increases in the number of affluent Miami shoppers, specifically at Aventura Mall,” Soffer said.

Lord & Taylor, which opened in Boca Raton, Fla., in October, previously said it plans to open a second Florida location and cited the Miami area but did not specify Aventura. The Aventura Mall was opened in 1983 and underwent an expansion in 1997 doubling the square footage, and bringing in Nordstrom and a three-level wing of upscale stores. Aside from being a major South Florida destination, Aventura Mall received notoriety last year for earning a Guinness World Record for creating the largest chocolate mousse at the center’s annual chocolate festival benefiting the Children’s Craniofacial Association.
