ATLANTA — Luxury mall Phipps Plaza is undergoing a multimillion renovation that will update it inside and out and add a hotel and 319 midrise, urban-style residences adjacent to the center.
Simon Property Group Inc., which owns Phipps, started the mall makeover last spring. Features include a new entrance and luxury facade on Peachtree Road with real and faux storefronts for several of Phipps’ key tenants, including Jeffrey, Versace, Tiffany and Co., and Giorgio Armani.
“We’re giving everyone their own individual identity,” said Dewayne Herbert, Phipps Plaza’s mall manager.
Inside, changes include replacing furniture with trendier seating and lounge areas with Wi-Fi connectivity and chargers, upgraded restrooms, a repainted interior and added new warm wood accents, installing a hotel-like concierge service center, and replacing all columns (originally a wood treatment) with marble. A chandelier resembling a starburst, and designed specifically for Phipps, has already replaced the old one. Also, Phipps converted all lighting to LEDs and added 500 more lighting fixtures for a total of around 2,000. Still, energy consumption is expected to decrease by 35 percent.
Phipps, which opened in 1969, hasn’t had a major renovation since 1992. The interior is scheduled to be finished this fall, and most will be done in time for the 23rd annual Jeffrey Fashion Cares event on Aug. 31.
“We see ourselves as the fashion hub of Atlanta,” Herbert said. “It makes sense to have this big fashion event here.”
Anchors at Phipps are Nordstrom, Saks Fifth Avenue and Belk. Other stores include Gucci, Hugo Boss nd Valentino, and recently added boutiques Dior, Yves Saint Laurent and Celine.
Phipps plans to also add two white tablecloth restaurants. It now has four. And the mall upgraded its parking deck by adding more lighting in a brighter white, helping customers to feel more comfortable, and by adding new flooring and automatic doors at entrances. All lighting here also will be LED.
Construction of the luxury residences, Domain at Phipps Plaza, developed with Columbus Realty Partners Ltd., began last fall. The first phase should open in spring 2016. The 160-room AC Hotel by Marriott, an upper-moderate tier lifestyle brand of Marriott’s, is a joint venture project of Simon and Noble Investment Group. It’s expected to open in spring 2016 with an above-street walkway to Nordstrom.
